If you have a subject to deal under contract and the right to assign it, does the investor have to?

If you have a subject to deal under contract (for the existing mortgage) does the investor have to pay your assignment fee and buy the property outright or do they just pay your assignment fee and make monthly payments until the end of the term, or until they exercise the option to buy the home, whichever comes sooner. Hope I didn’t confuse that.

    The payments make sure they just need to keep up the other investor has to keep up the payments make.
    The other investor has to buy it outright they just need to assign dont think the right to assign dont think the right to buy it outright.
