Can my sister use quitclaim deed to share title with me without triggering “due on sale” mortgage clause?

He received a loan taken by the owner of 30 years on its own because the mortgage company will not on the note as it will live there. You can use the legal document to quitclaim to add my name on the title without triggering the "due on sale" clause?
